We reserve the right to refuse service to anyone for any reason at any time.

doonproperties.in is a Dehradun-centric classified platform that allows users to:

– List properties for sale, purchase, or rent (residential, commercial, land)

– Search and filter property listings by locality (e.g., Rajpur Road, Clement Town, Vasant Vihar, Ballupur, Prem Nagar, Jakhan, Mussoorie Road, etc.)

– Contact property owners or agents directly

– Save favorite listings and manage ads

We are not a real estate broker, agent, or RERA-registered developer. We only provide a digital platform for connecting users.

  • User Accounts

4.1 Registration

You may browse listings without an account, but to post a property or contact a seller, you must register using a valid email address and phone number.

4.2 Account Responsibility

You are solely responsible for:

– Maintaining confidentiality of your login credentials

– All activities that occur under your account

– Updating accurate contact information (especially Dehradun-based contact details)

4.3 Termination

We may suspend or terminate your account without notice if you violate these Terms, post fraudulent listings, or harass other users.

  • Property Listings – Rules and Restrictions

5.1 Accurate Information

You agree to provide **true, complete, and current** information about any property you list, including:

– Correct address in Dehradun district

– Actual price/rent (no “bait and switch”)

– Clear, non-watermarked photographs of the actual property

– Ownership status (owner/authorized agent/RERA number if applicable)

5.2 Prohibited Listings

You may not post:

– Properties you do not own or have explicit permission to list

– Fake, duplicate, or misleading listings

– Properties requiring illegal advance fees (violation of Prohibition of Benami Property Transactions Act)

– Any content that is defamatory, obscene, or violates third-party rights

5.3 Expiry and Renewal

Listings automatically expire after 90 days. You may renew or delete them. We reserve the right to remove stale or unreplied listings.

5.4 No Guarantee of Sale/Rent

We do not guarantee that your property will be sold, rented, or receive any inquiries. Results depend on market conditions in Dehradun.

  • User Conduct

You agree not to:

– Use the Website for any unlawful purpose (e.g., money laundering, fraudulent property deals)

– Scrape, copy, or automate access to our data without written permission

– Post contact information (WhatsApp/phone) in property description fields to bypass our messaging system

– Harass, threaten, or spam other users

– Post properties outside Dehradun district (exceptions: nearby areas like Rishikesh, Mussoorie only if clearly marked)

Violation may result in immediate ban and reporting to Dehradun cyber crime cell.

  • Communications and Inquiries

When you inquire about a property via our contact forms, you consent to receive:

– SMS, WhatsApp, or email responses from the property owner

– Follow-up messages from doonproperties.in regarding your search

You may opt out of promotional messages anytime, but transactional messages (e.g., listing expiry) cannot be disabled.

  • Fees and Payments

8.1 Free vs Paid Services

– Basic listings: Free (up to 5 active listings per user)

– Featured listings: Paid (promoted placement on homepage or locality pages)

– Agent/broker packages: Paid monthly subscriptions

8.2 Payment Terms

All fees are in Indian Rupees (INR) and non-refundable unless otherwise stated. Payments are processed through third-party gateways (Razorpay/Stripe). We do not store your card or UPI details.

 8.3 Taxes

GST (18%) and other applicable taxes will be added to paid services as per Indian tax laws.

  • Verification and Disclaimer

We do **not** verify:

– Property ownership documents (title deeds, sale agreements)

– Accuracy of user-provided square footage or amenities

– Criminal background of users

You are solely responsible for conducting your own due diligence including:

– Verifying title and encumbrance at the Dehradun Sub-Registrar Office

– Checking RERA registration (if applicable)

– Inspecting property physically before any payment

We strongly advise using a local Dehradun lawyer for high-value transactions.

## 10. Intellectual Property

– Our Content: All code, design, logos, and text on doonproperties.in are owned by us and protected under Indian copyright laws.

– User Content: You retain ownership of your property photos and descriptions. By posting, you grant us a non-exclusive, royalty-free license to display, modify (e.g., resize images), and promote your listing on our Website and social media.

You may not copy, reproduce, or republish any part of our Website without prior written consent.

  • Limitation of Liability

To the maximum extent permitted by Indian law:

– No liability for transactions: We are not a party to any sale, purchase, or rental agreement between users. Any dispute (e.g., deposit refund, structural defect, delayed possession) must be resolved directly between buyer and seller.

– Maximum liability: In no event shall doonproperties.in be liable for any damages exceeding ₹5,000 (Indian Rupees Five Thousand) or the amount you paid us (if any), whichever is lower.

-Force majeure:  We are not liable for service interruptions due to acts of God, government orders, cyber attacks, or infrastructure failures.

  • Indemnification

You agree to indemnify and hold harmless doonproperties.in, its founders, employees, and affiliates from any claims, losses, damages, or expenses (including legal fees) arising from:

– Your violation of these Terms

– Your property listing causing harm to a third party

– Your dispute with another user regarding a Dehradun property

Our Website may contain links to:

– Banking/loan websites

– Payment gateways

We are not responsible for the content, privacy practices, or security of those external sites.

  • Disclaimer of Warranties

  • Governing Law and Dispute Resolution

– Governing Law: These Terms shall be governed by the laws of **India**.

– Jurisdiction:  Any dispute arising out of or relating to these Terms or your use of doonproperties.in shall be subject to the exclusive jurisdiction of the courts in Dehradun, Uttarakhand.

– Arbitration (Optional): For disputes under ₹50,000, either party may opt for binding arbitration by a sole arbitrator appointed mutually, with proceedings in Dehradun.

  • Modification of Terms

We reserve the right to update or modify these Terms at any time without prior notice. Changes will be posted on this page with an updated “Last Updated” date. Your continued use of the Website after changes constitutes acceptance of the revised Terms.

  • Termination

Upon termination:

– You may lose access to saved searches

– No refunds for paid features (if terminated for violation)

  • Miscellaneous

– Severability: If any provision is found invalid, the remaining provisions remain in full force.

– No Waiver: Our failure to enforce any right does not waive that right.

– Entire Agreement: These Terms constitute the entire agreement between you and doonproperties.in regarding its use.

– Assignment:  You may not assign your rights under these Terms without our written consent.
